Manager/ Senior Manager Contract

Job Summary:

  • The Contract Manager is responsible for managing all aspects of contracts related to property development projects, including tendering, contract drafting, administration, compliance, claims, and dispute resolution. The role ensures that contractual terms are effectively negotiated, implemented, and monitored throughout the project life cycle to minimize risk and maximize value for the company.

 

Responsibilities:

Pre-Contract Stage

  • Collaborate with the project team, quantity surveyor (QS), and consultants in the preparation of tender and contract documents.
  • Review, draft, and finalize various types of contracts, including construction, consultancy, supply, and service agreements.
  • Evaluate contractors’ bids with the QS and consultants and participate in negotiation processes.
  • Assist in vetting BOQs, scope of work, specifications, and commercial terms.
  • Ensure all contracts are compliant with Pakistani laws, local authority regulations, and company policies.

 

Post-Contract Stage

  • Administer and monitor the execution of contracts to ensure deliverables, milestones, and obligations are met.
  • Maintain accurate records of all contractual correspondence, variations, instructions, and site memos.
  • Manage and document variations, extension of time (EOT) claims, change orders, and cost adjustments with the QS and consultants.
  • Coordinate with legal counsel on handling disputes, claims, and arbitration.
  • Work closely with the QS, consultants and project team to track progress payments, certifications, and financial reporting.

 

Risk Management & Compliance:

  • Identify and mitigate contract risks by implementing effective contract governance processes.
  • Ensure that all contract documents are properly filed, updated, and accessible.
  • Ensure contractors and suppliers fulfil HSE (Health, Safety & Environment), insurance, and regulatory requirements.

 

Stakeholder Coordination

  • Serve as the key point of contact between the company and contractors, consultants, and service providers for all contract-related matters.
  • Participate in site meetings, progress reviews, and contract performance evaluations.
  • Guide internal teams on contract interpretation and obligations.

 

Requirements:

  • Bachelor’s degree in Quantity Surveying.
  • Additional qualifications or certifications in Contract Law, FIDIC, or Project Management (e.g., PMP) are an added advantage.
  • Minimum 7–10 years of relevant experience in contract management.
  • Strong understanding of Pakistani construction law, PPRA guidelines (if applicable), FIDIC contracts, and regulatory requirements.
  • Proficiency in drafting and reviewing contracts, claims, and dispute documentation.
  • Excellent negotiation, communication, and organisational skills.
  • Attention to detail, analytical thinking, and ability to work under pressure.
