Job Summary
- The role is accountable for planning and designing new projects, as well as developing strategic plans to improve product quality in alignment with company goals and objectives. This position involves providing support by monitoring and reviewing design and concept plans proposed by consultants, as approved by the senior management. Key responsibilities include coordinating work, plans, and detailed drawings prepared by consultants, ensuring they meet required standards before submission to relevant authorities.
Responsibilities:
Oversee Conceptual Design Development
- Lead the creation of innovative and strategic conceptual designs for new residential and commercial projects, ensuring alignment with the project timeline established upon management’s approval.
Manage Design Intent Reviews
- Facilitate regular reviews and confirmations of design intent throughout the development phases, adhering to the Master Implementation Programme and maintaining project goals and standards.
Monitor Quality Standards
- Ensure high standards of design, material selection, and craftsmanship by conducting timely evaluations and reviews at each stage of the development process.
Conduct Market Research and Feasibility Studies
- Oversee timely market research and feasibility analysis to evaluate the viability of proposed projects, aligning with the project timeline from the kick-off date approved by management.
Coordinate Master Implementation Programme (MIP) Sign-Off
- Ensure that the Master Implementation Programme (MIP) is reviewed and formally approved by all relevant stakeholders to facilitate project alignment and commitment.
Facilitate Development Order, Building Plan and other Authority Approvals
- Support coordination and communication with consultants and regulatory authorities during the application process for Development Orders (DO), Building Plans (BP), and other necessary approvals to ensure timely project progression.
Ensure Drawing Quality and Compliance
- Oversee that architectural, M&E, C&S, landscape, and interior design drawings are accurately prepared, meet budget requirements, and align with the Master Implementation Programme (MIP) timeline.
Review Tender Drawings for Standards and Compliance
- Verify that all tender drawings adhere to the design brief, meet standard specifications, comply with regulatory guidelines, and fulfill marketing requirements.
Ensure Compliance with Approved Plans
- Verify that S&P plans and specifications align with the approved development plans.
Monitor Compliance with PTG Guidelines
- Ensure that the share unit areas comply with PTG guidelines and requirements.
Review Scale Model and Brochure Compliance
- Confirm that drawings and specifications for the scale model and brochure meet authority guidelines.
Enhance Product Quality
- Conduct research and development to improve product quality, focusing on materials used and staying updated with the latest product advancements.
Requirements:
- 10-15 years’ experience in a similar capacity within the property development and has good understanding for international market.
- Degree or Diploma in Architecture, or Business & Management.
- Ability to plan and organize tasks effectively to meet deadlines.
- Effective time management to adhere to project timelines.
- Strategic thinking and foresight for long-term planning.
- Proficient in follow-up and monitoring to ensure project milestones are met.
- Ability to analyze complex situations, solve problems, and make informed decisions.
- Skilled in market trend analysis to provide insights on product development.
- Ability to assess materials specifications, usage, and limitations.
- Deep understanding of the property and construction sectors.
- Familiarity with architectural concepts, design plans, and technical aspects (C&S, M&E, Landscape, ID).
- Knowledgeable in Town Planning, Sustainability, and relevant Acts (Town Planning Act, UBBL 1986, National Land Code, Strata Title Act, Housing Development Act).
- Proficient in communicating with internal teams (Development, Projects) and external parties (consultants, authorities).
- Ability to negotiate and influence to achieve desired project outcomes.
- Collaborates effectively with consultants, Marketing, Contracts, and Legal Departments.
- Skilled in innovation and knowledgeable about current or latest design and products on the market.
- Ability to analyze market trends to ensure cost efficiency in construction materials.
- Ability to structure department resources, assign roles, and communicate team targets clearly.
- Delegates responsibilities effectively and coaches team members to build their skills.
- Utilizes tools, reports, and resources to monitor and manage team performance.
- Familiar with best practices for people management, including goal setting, coaching, appraisals, and performance improvement.
- Knowledge of Planning, Development, UBBL 1986, or equivalent industry standards.
