Job Summary:
- Responsible for delivering high-quality financial accounting and reporting support, ensuring accurate and timely financial information to facilitate strategic decision-making for the organization.
Responsibilities:
Financial Management & Reporting
- Review monthly, quarterly, and manual financial statements for development projects and property portfolios.
- Ensure accurate accounting for development costs, capital expenditures, revenue recognition, and valuations.
- Manage general ledger, reconciliations, and closing processes
- Coordinate audits and liaise with external auditors, tax advisors, and regulators.
Development Project Finance
- Develop and monitor project budgets, feasibility studies, and financial models.
- Track construction costs, variations, contingencies, and project cash flows.
- Analyze project profitability, IRR, NPV, and funding requirements.
- Support land acquisition, project feasibility, and investment approval processes.
Cash Flow & Funding
- Manage short-and-long-term cash flow forecasting across projects and operating assets.
- Coordinate project financing, loan drawdowns, and compliance with banking covenants.
- Support negotiations with lenders, investors, and joint-venture partners.
Budgeting & Forecasting
- Lead annual budgeting and rolling forecast processes.
- Monitor actual performance against budgets and forecasts, identifying risks and variances.
- Provide recommendations to improve financial performance and cost efficiency.
- Ensure compliance with accounting standards, tax regulations, and local statutory requirements.
Requirements:
- Bachelor’s degree in Finance, Accounting, or a related field.
- Professional accounting qualification (e.g., CPA, ACCA, CA, CFA, CTIM, or equivalent) preferred.
- Proven experience in financial management, preferably in property development.
- Strong experience in project accounting, development feasibility, cash flow management, and communication skills.
