Job summary:
- Responsible for providing leadership to your team, overseeing all leasing activities and ensuring compliance with all processes. Review Proposal Memos against budgetary constraints, rent matrices and legal guidelines. Your keen understanding of the office building market will enable you to form effective leasing strategies that maximize rental income and occupancy rates. Leading viewings and presentations for key clients, you will also spearhead complex lease negotiations. Ability to foster positive relationships with existing tenants will be crucial in enhancing tenant satisfaction and retention. Furthermore, cultivate strong networks with real estate consultants, tenants and agents while maintaining high standards of integrity.
Responsibilities:
- Managing the overall BD and operations for Johor region, maintaining regular contact with stakeholders to keep pursuits moving ahead.
- Identifying clients proactively who would require real estate advisory services best use studies, feasibility studies, location consultancy, financial viability analyses, and all advisory and consulting services related to real estate sector)
- Spearheading operations of office towers in Johor region.
- Managing all aspects of commercial property management including security, housekeeping, maintenance, tenant liaison, leasing and marketing of new tenants, environmental ESG, government statutory requirements, staff development and any other matters relating to property management.
- Provide leadership to the office leasing team in executing leasing strategies
- Review all Proposal Memos against the budget, rent matrix and legal guidelines
- Keep abreast of office building market, competition, tenant demand and assess the impact of vacancies to form leasing strategies that maximise rental and occupancy of the buildings
- Foster positive relationships with existing tenants; address their needs and proactively identify opportunities to enhance tenant satisfaction and retention
- Cultivate good relations and strong network with real estate consultants, tenants and agents
Requirements:
- Proven experience in managing teams with demonstrated achievements in office leasing
- At least 15 years with commercial tower experience. Qualified Valuer or Property Manager are welcome. Have experience in Johor and Singapore market will be essential. Will have more commercial towers in 2nd phase of Johor development.
- Ability to foster positive relationships with existing tenants
- Strong network within real estate consultants, tenants and agents\ Dynamic and tactful personality with strong leadership qualities.
- Strong analytical and decision-making skills.
