Responsibilities:
BD, Layout Planning & Land Matters
- Liaise with authority to manage submission and approval.
- Prepare initial feasibility study for potential land and prepare business proposal.
- Coordinate with relevant stakeholders for new land purchase or JV.
- Review and refine the conceptual & detail master plan and layout to maximize the density and to ensure a thematic and outstanding layout in-line with the agreed project proposition and established development concepts.
- Coordinate and review on earth work platform, substation requirement, circulation, R&D requirement.
- Manage the project team for the inception of the master, detail and KM/DO plan for the submission to authorities for approval till issuance of QTs and strata titles.
Project Planning
- Manage project teams in developing design (building) detail in accordance with established design brief.
- To review design elements e.g. building layout plan, elevation section and landscape (excluding structure integrity, infra detail requirement, civil design performance, M&E system design except plumbing and sanitary) to ensure its design optimization, cost effectiveness, constructability and to propose preliminary specification.
- Manage tender construction, shop drawing, as built and handing over documents inclusive of T&C/O&M.
- Articulate authority requirement to achieve cost and time effectiveness.
- Liaise with GCP on alternative material, V.O clarification, consultant progress claim and limit of work.
- Review DLAP documents, marketing materials info, SPA documents, establish project quality plan (for external MC only) and project implementation documents.
- Site matters – Periodic site inspection for design enhancement or review, attend site meeting, to resolve technical dispute matters and joint site handing over.
- Update Matrix’s design and construction standard / good and bad practices.
- Enhancement of supply chains.
- Responsible for purchaser progress claim certificates.
Requirements:
- Diploma/ Degree in Project Management, Civil, M&E Engineering, Construction Management or relevant disciplines
- Minimum 7-15 years of relevant experience in property development company
- Able to manage multi-disciplinary works within a project including handling project planning, budget and cost control, safety and quality system implementation, authority liaison and etc
- Good networking with colleagues, local authorities, consultants and contractors
- Experience in shopping mall projects is a plus
- Able to work under tight timeline
- Good leadership and meticulous in enforcing high standards of work
