Position Summary:
- The Property Manager is responsible for the overall management, operation, and maintenance of the shopping mall to ensure efficient day-to-day operations, tenant satisfaction, safety, and asset value enhancement. The role involves overseeing facilities management, coordinating contractors, managing budgets, and ensuring compliance with statutory and safety requirements.
Responsibilities:
Property & Facilities Management
- Oversee daily operations and maintenance of the shopping mall, including common areas, building services, and infrastructure.
- Ensure all mechanical, electrical, plumbing, HVAC, fire protection, and civil works are properly maintained.
- Plan and supervise preventive and corrective maintenance programs.
Tenant & Stakeholder Management
- Act as the primary point of contact for tenants regarding property-related matters.
- Coordinate tenant fit-out works and ensure compliance with mall guidelines and regulations.
- Address tenant complaints and operational issues promptly and professionally.
Contractor & Vendor Management
- Manage and supervise service providers such as security, cleaning, landscaping, and maintenance contractors.
- Monitor contractor performance and ensure services meet agreed standards and SLAs.
- Review quotations, prepare work orders, and verify completed works.
Financial & Budget Management
- Prepare and manage operational budgets, including maintenance and service costs.
- Monitor expenses and control costs while maintaining service quality.
- Review invoices and recommend payments in line with approved budgets.
Health, Safety & Compliance
- Ensure compliance with local laws, building codes, fire safety regulations, and environmental standards.
- Conduct regular safety inspections and risk assessments.
- Implement emergency response and evacuation procedures.
Reporting & Documentation
- Prepare regular operational, maintenance, and incident reports.
- Maintain accurate records of assets, maintenance schedules, and statutory certifications.
Requirements:
- Bachelor’s Degree or Diploma in Property Management, Civil Engineering, or a related field.
- Minimum 3 years of relevant working experience in property or facilities management, preferably in shopping malls, commercial buildings, or mixed-use developments.
- Strong technical knowledge of building systems and civil works.
- Familiarity with local regulations, safety standards, and statutory requirements.
